Homes with crawl space foundations are very popular in the southern part of the country. More than 40% of homes are built with this type of foundation. This comes as no surprise since crawl space foundations have many advantages.
Unfortunately, as crawl spaces age, floors begin to sag and creak, and beams and wood frames supporting the floor get damaged. Failing supports can even compromise the structural stability of the entire home.
Sagging floors present a trip hazard for both the elderly and toddlers. They lower the home value and cause the structural integrity of the home to deteriorate.
If the floors in your home are sagging, you should call a repair specialist. Our customer from Beaufort, SC, – which is located about 70 miles southwest of Charleston, SC, – did just that. She called us about her sagging floor, anxious to solve this problem as soon as possible since she was selling her home. After our inspector detected the cause of the problem, our crew was able to stabilize the floors with the IntelliJack™ support system and restore the house to its previous state.
Meeting the Customer and Our Initial Inspection
When the homeowner called us worried about the floors, she wanted to schedule the repairs as quickly as possible. She was selling the home and was already in the process of moving out of state. The customer was fully aware that sagging floors and crawl space problems could severely lower the value of her home, which was the last thing she wanted at that moment. The home was 41 years old, so such problems were not a surprise. We immediately scheduled an inspection to see what we were dealing with.
When our inspector walked into the Beaufort, SC, home, he was able to notice that the floors were not in their original position. After going into the crawl space, it became clear why that was the case. The floor joists were damaged and were no longer supporting the floor.
Since the damage was significant, it was impossible to solve the problem with just crawl space floor support. Instead, we had to approach the problem from several different angles. Apart from the IntelliJack™ system, we also had to sister the floor joists and install a supplemental beam.
Repairing the Damage
Since the homeowner wanted the job done as quickly as possible, the IntelliJack™ system was our best option. This is the most effective crawl space stabilizer, and it is incredibly easy to use. It can be installed quickly and is the best solution for floor joist issues.
The IntelliJack™ system is designed to stabilize and lift sagging floors towards their original, level position. Since it features a customizable fit, it can be used in any crawl space. It is made of engineered, galvanized steel, so it won’t rust when exposed to moisture. The IntelliJack™ system comes with a longtime manufacturer’s warranty.
Apart from 12 stabilizers, our crew also sistered the floor joists. Sistering is a way of repairing the damaged floor joists. During the process, our contractors added an extra identical floor joist to a damaged floor joist. By tying them together with screws they managed to add the additional strength needed to hold up a sagging floor. Our crew also installed a supplemental beam to help support the home and prevent any further sagging.
The whole project was finished in four days and the homeowner was pleased with the result. She was able to place her home on the market without worrying that uneven floors will lower the value of her place.
